When to Fertilize Your South Florida Lawn: The Complete, Cultivar-Specific Guide

A science-backed timing playbook for St. Augustine, Zoysia, and Bermuda, built for sandy soils, summer rain, and the way grass actually grows down here.

There is no perfect calendar date that works for every lawn in South Florida. The honest truth, and what most “best time to fertilize” articles get wrong, is that timing is a function of three things: your grass type, the cultivar within that type, and the soil it’s sitting in. Get those three right and the calendar mostly takes care of itself.

This guide walks through all of it: the science of why South Florida is its own animal, an honest fertilization calendar for the region, and cultivar-specific recommendations for the grasses we actually see in yards from Stuart to Miami to Naples. Whether you’re a homeowner who wants to stop guessing or a property manager juggling fifty properties across multiple municipalities, this is the playbook.

Why South Florida is different (and why northern schedules don’t work here)

If you’ve ever followed a fertilization schedule written for “the South” and watched your grass underperform anyway, the schedule wasn’t wrong. It just wasn’t ours. Four characteristics make South Florida a genuinely distinct turf environment:

  • Sandy soils that leach nutrients fast. Most South Florida soils are predominantly sand, often more than 90% sand by composition with very low organic matter. Sand has poor cation exchange capacity, which is a technical way of saying it doesn’t hold nutrients well. Apply too much soluble nitrogen at once and a chunk of it moves below the root zone within days, especially after a heavy rain. This is the single biggest reason South Florida lawns benefit from slow-release nitrogen formulations and lighter, more frequent applications.
  • High native phosphorus. This one surprises people. Most South Florida soils already have plenty of phosphorus, sometimes far more than the grass needs. UF/IFAS guidance is unambiguous on this: maintenance of established turfgrass lawns typically does not require P fertilization, and phosphorus should only be applied when a soil test specifically calls for it. This is also why most county fertilizer ordinances treat phosphorus as a “no by default” nutrient.
  • Frequently alkaline soils, especially near the coast. Coastal and limestone-influenced soils in South Florida often run above 7.0 pH. At higher pH, iron and manganese become biologically less available to the plant, even when they’re present in the soil, which produces that frustrating yellow-blade chlorosis you see in summer. The fix is rarely “more nitrogen.” It’s usually chelated iron or a soil amendment.
  • A year-round growing season interrupted by a summer fertilizer blackout. Unlike Central or North Florida, our warm-season grasses don’t really go dormant; they just slow down briefly during the coolest weeks of January and February. But many South Florida counties prohibit nitrogen and phosphorus applications from June 1 through September 30 to protect waterways from rainy-season runoff. So even though the grass would benefit from feeding during those months, you legally can’t in many places. This drives the entire shape of a proper South Florida fertilization program.

Start with a soil test

Before any fertilization program (yours, ours, anyone’s), there is a soil test. A $20 test through your county UF/IFAS Extension office tells you your soil’s pH, your actual phosphorus levels, your potassium status, and your micronutrient picture. Without that baseline, every fertilizer decision is a guess.

Here’s what changes based on a test: whether you need phosphorus at all (almost certainly no), whether you need to acidify or amend pH, whether your potassium is being leached out faster than you think (very likely in pure sand), and whether iron or manganese supplementation will actually move the needle. We strongly recommend testing every two to three years for established lawns and always before any major renovation or sodding project.

The South Florida fertilization calendar

Here’s the honest, regulation-aware annual rhythm for South Florida turf. Treat this as a framework, not a prescription. Your specific cultivar and county will modify it.

  • February (the soft start). Once you see consistent active growth (usually by mid-to-late February in our region), most warm-season turf is ready for its first real feeding of the year. A balanced complete fertilizer with slow-release nitrogen and a 2:1 or 1:1 N:K ratio works well here. This is the “wake-up” application that sets the table for spring.
  • April (the spring push). This is the application that builds density before the rainy season. A slow-release nitrogen source, applied at roughly 0.5–1 lb of actual N per 1,000 sq ft, is the workhorse here. If you only get one major application in before summer, this is the one.
  • Late May (the pre-blackout load). In counties with summer fertilizer ordinances (most of South Florida east of Lake Okeechobee), you want a final slow-release N application before June 1 to carry the turf through the blackout. Look for a high-percentage slow-release nitrogen product (some are explicitly formulated as “pre-ban” 4-month feeds), and follow your local ordinance precisely.
  • June through September (the blackout period). No nitrogen or phosphorus in regulated counties. This is the season for potassium-only products (0-0-X formulations), chelated iron for color, micronutrients, and biostimulants. Potassium is the unsung hero of summer South Florida turf: it improves rooting, drought tolerance, and disease resistance, all of which you need in spades during the wet season. Iron applications every 4–6 weeks will keep color up without forcing growth.
  • October (the post-blackout recovery). Once the ordinance window closes, the grass is usually showing the wear of three months of heat, rain, and no real feeding. A balanced application here helps the lawn recover and store carbohydrates before the cooler months.
  • November and December (the winterizer). A potassium-rich, low-nitrogen application heading into winter helps with cold tolerance and root health. Skip this one in coastal Miami-Dade and Monroe; your grass barely notices winter and a winterizer can drive late-season disease. North Palm Beach and inland: this is genuinely useful.
  • January (rest). No fertilization. The grass is moving slowest now. Feeding here mostly feeds weeds.

Cultivar-specific programs

The above calendar is the chassis. The engine (how much, how often, and what formulation) depends on the cultivar in your yard. Here’s what years of UF/IFAS research and field experience tell us about the specific varieties we see most often in South Florida.

St. Augustine: the region’s workhorse

St. Augustine covers an estimated 40% of Florida home lawns and is, for most South Florida yards, the default choice. UF/IFAS’s general recommendation for St. Augustine in South Florida is 4–6 lbs of actual N per 1,000 sq ft per year, but recent research at the UF Fort Lauderdale REC has shown that 2.5 lbs/1,000 sq ft per year can sustain acceptable quality on Hallandale fine sand, particularly with newer cultivars. The cultivar matters more than people realize.

  • Floratam is the classic full-sun South Florida sod. It’s been the dominant cultivar since its 1972 release and is what most landscape installers default to. Coarser-bladed, vigorous spreader, handles heat well, but zero shade tolerance and highly susceptible to Sugarcane Mosaic Virus (SCMV) and the related Lethal Viral Necrosis. Target rate: 3–5 lbs N/year, spread across 4–5 applications.
  • Palmetto is a semi-dwarf with better shade tolerance, cold tolerance, and a finer blade than Floratam. It’s a noticeably lighter feeder; typically 2–3 lbs N/year is plenty. Over-fertilizing Palmetto is one of the most common mistakes we see; excess nitrogen drives thatch accumulation, which makes the lawn more disease-prone, not less. If your Palmetto lawn looks tired, your fix is usually iron, potassium, or watering practices, not more nitrogen.
  • CitraBlue is a UF-bred cultivar released in 2019, and the long-term IFAS field data on it has been impressive. It outperformed Floratam, Palmetto, and Raleigh on turf quality, color, and density in the Fort Lauderdale 4-year trial, and it did so at the lower nitrogen rate. Target 2–3 lbs N/year. Also notably more disease-resistant and shade-tolerant than Floratam. If you’re sodding a new yard from scratch right now, this is genuinely worth considering.
  • ProVista (a glyphosate-tolerant Floratam-derived cultivar) follows Floratam’s program but with slower vertical growth. Same 3–4 lbs N/year range, with the bonus that you can spot-treat weeds with glyphosate without killing the turf.

Zoysia: the “spoon-feeding” grass

UF/IFAS guidance on zoysia is specific and worth quoting in spirit: zoysia responds better to a spoon-feeding regimen (smaller amounts more frequently) than to large infrequent doses. In South Florida, that translates to 4–6 small applications per year rather than 2–3 larger ones. Zoysia also wants potassium at rates roughly equal to nitrogen, and it does not respond well to being pushed with nitrogen for cosmetic green-up. If anything, over-fertilized zoysia is more disease-susceptible (large patch, in particular) and more thatch-prone. Less is usually more.

  • Empire is the most widely installed zoysia in South Florida. A medium-bladed Zoysia japonica originally bred in Brazil, tolerant of heat and humidity, and resistant to chinch bugs. Target 2–3 lbs N/year, with strong potassium support. Empire is notably thatch-prone if over-fertilized, so resist the urge.
  • Zeon is the premium fine-bladed option, the “show lawn” zoysia, often used on high-end residential properties and golf tee boxes. Excellent shade tolerance for a warm-season grass. Zeon’s needs are similar to Empire’s (2–3 lbs N/year), but because the canopy is so dense, thatch management and morning-only watering become even more important. Heavy nitrogen + dense canopy + overnight irrigation is the classic recipe for large patch.
  • CitraZoy is the newest entrant, a UF-bred zoysia released in 2019. The early data is genuinely exciting: large patch has not yet been observed on CitraZoy in trials, which is a significant advantage in our climate. Availability is still limited but expanding. Same general fertilization rhythm: 2–3 lbs N/year, spoon-fed across the growing windows.

Bermuda: the highest-maintenance option

Bermuda (Cynodon dactylon and its hybrids) has the highest nitrogen requirements of any common South Florida turf. It also has the highest maintenance requirements in general: low mowing heights, frequent verticutting, aggressive thatch management. It’s not a casual homeowner’s grass. But for sports fields, high-end residential lawns where someone wants that golf-fairway look, and properties with full sun, it’s unmatched.

  • Celebration is a versatile bermuda cultivar that performs well on home lawns at 1–2″ mowing heights (unlike fine-bladed hybrid bermudas that need reel mowers and golf-course care). Target 4–6 lbs N/year, split across 5–7 applications during the growing season. Celebration has slightly better shade tolerance than most bermudas. Emphasis on slightly.
  • Bimini is newer to the Florida market and has been well-received in golf and athletic field applications. It’s also moving into high-end residential. Maintenance and fertilization needs are very similar to Celebration: 4–6 lbs N/year, frequent feeding, aggressive cultural practices.

In both cases, the summer blackout creates a real planning problem for bermuda: it wants to be fed most during the months you can’t feed it. The workaround is loading slow-release nitrogen products before June 1 (some are formulated specifically for this, with extended-release technology lasting up to 16 weeks), then maintaining color with iron and potassium through the blackout, then resuming a real program in October.

Florida’s summer fertilizer ordinances

This deserves its own section because compliance isn’t optional and the rules vary by county and even by municipality.

In broad strokes: most South Florida counties (including Miami-Dade, Broward, Palm Beach, Martin, St. Lucie, Indian River, Lee, and Collier, with Collier’s being guidance rather than ordinance) prohibit applying nitrogen and/or phosphorus to turf between June 1 and September 30. Many also require that any nitrogen applied outside the blackout contain at least 50% slow-release nitrogen, and most prohibit phosphorus application year-round unless a soil test specifically demonstrates a deficiency. Buffer zones (typically 10–25 feet) around water bodies are also standard.

A few practical implications:

  • Slow-release matters legally, not just agronomically. Florida’s urban turf fertilizer rule generally requires that no more than 0.7 lb of soluble nitrogen be applied per 1,000 sq ft per application. If you’re applying at the 1.0 lb N/1,000 sq ft rate, at least 30% has to come from a slow- or controlled-release source. At the 2.0 lb rate, the slow-release fraction goes up to 65%.
  • Potassium is your summer toolkit. 0-0-X products are not restricted during the blackout in most ordinances. Neither are micronutrients like iron, manganese, and magnesium. This is how a properly designed program keeps lawns looking great through July and August.
  • Property managers: get GI-BMP certified. If you’re applying fertilizer commercially in Florida, the Green Industries Best Management Practices certification is required and you must apply for limited commercial fertilizer certification through FDACS. This is not optional and enforcement has gotten more serious.

Iron, color, and the summer yellow

One of the most common service calls we get in July sounds like this: “My grass is yellow, and I can’t fertilize, what do I do?”

In nine cases out of ten, the answer is iron, not nitrogen. South Florida’s alkaline soils make iron biologically unavailable even when it’s physically present in the soil. The yellowing this produces (interveinal chlorosis on newer blades) looks like a nitrogen deficiency but doesn’t respond to nitrogen because nitrogen isn’t actually missing.

Foliar iron sulfate (roughly 2 oz per 3–5 gallons of water per 1,000 sq ft) gives a quick green-up, lasting 2–4 weeks. Chelated iron, particularly EDDHA-chelated iron on alkaline soils, is more expensive but lasts longer and works in pH conditions where iron sulfate doesn’t. Granular iron is generally not recommended on alkaline soils unless it’s chelated, because it oxidizes and becomes unavailable on contact with soil solution.

Iron also doesn’t violate the summer fertilizer ordinances, which makes it the single most useful product in the blackout-period toolkit.

What most programs get wrong

A few patterns we see repeatedly:

  • Treating South Florida like the rest of the Southeast. Schedules designed for Atlanta, Houston, or even Tampa don’t account for our soils, our blackouts, or our year-round growing season. Northern-Florida advice is often closer to wrong than to useful for a Miami yard.
  • Defaulting to triple-13 or balanced N-P-K products. A 10-10-10 or 13-13-13 makes intuitive sense, but it almost certainly contains more phosphorus than your soil needs (and may violate your county ordinance). For most established lawns here, a 15-0-15, 16-0-8, or similar P-free analysis is more appropriate.
  • Front-loading nitrogen and skipping potassium. Sand leaches K fast. If you’re feeding a 2:1 N:K product, you may still be running low on potassium by mid-season. Keep K in the program through the summer (it’s blackout-legal) and your turf will reward you with better stress tolerance.
  • Watering at night. This isn’t a fertilizer issue per se, but it interacts. Overnight irrigation + dense turf + heavy nitrogen is the recipe for every major fungal disease we see in South Florida (large patch, gray leaf spot, take-all root rot). Morning irrigation, every time.
  • Assuming all St. Augustines (or zoysias, or bermudas) are the same. They are emphatically not. CitraBlue and Floratam have meaningfully different nitrogen needs and disease profiles. Empire and Zeon need different mowing equipment. Treating them as interchangeable is how lawns get over- or under-fed.

When should I do my first fertilization of the year in South Florida?

When the grass tells you it’s ready, which in our region is usually mid-to-late February. Look for consistent active growth and a return to normal green color before applying anything. Feeding too early just wastes product and can feed cool-season weeds.

Can I fertilize my lawn during the June-to-September blackout?

Not with nitrogen or phosphorus in most South Florida counties. You can still apply potassium-only products (0-0-X formulations), chelated iron for color, and micronutrient blends like manganese and magnesium. These are not restricted and are exactly what a well-designed summer program leans on.

Do I really need phosphorus in my fertilizer?

If you inherited the lawn, you can usually identify the type (St. Augustine vs. zoysia vs. bermuda) by blade width and growth habit, but distinguishing cultivars within a type (Floratam vs. Palmetto vs. CitraBlue) often takes a trained eye. How often should I do a soil test?

Every two to three years for established lawns, and always before any major renovation or sodding project. A standard UF/IFAS Extension soil test is about $20 and tells you pH, P, K, and micronutrient levels, far cheaper than years of guessing at fertilizer choices.
